Master-planned communities
A master-planned community is a large, thoughtfully designed development with its own parks, trails, amenities, and often schools and retail. Summerlin and Green Valley are classic examples. The appeal is lifestyle and cohesion — everything is planned to work together.
Guard-gated communities
Guard-gated means controlled access with staffed entry, offering an added layer of privacy and security. Some guard-gated enclaves sit within larger master plans; others, like Ascaya, are standalone luxury communities. The trade-off is typically higher HOA dues for that exclusivity.
